Four Point Inspection
Typically performed at the request of an insurance carrier to gain new policy coverage or extend an existing homeowners insurance policy.
What are the 4 points?
Many homeowners insurance carriers doing business in the State of Florida now require a 4-Point inspection to bind coverage. They will typically require this inspection on homes that are over 20 years in age or have had prior insurance claims. What are the four points?
-
Roof
-
Plumbing
-
Electrical
-
Air Conditioning
These systems must be free of major condition issues such as leaks, damage hazards and excessive age or excessive wear. A 4-point inspection is much less detailed in scope and takes less time to complete than a full home inspection.
This inspection is primarily for insurance companies to gain insight into the age and condition of a home's major systems. Allowing them to accurately assess their own risk and deny coverage if necessary. There are various conditions and features of a home which some insurance carriers may want to avoid or adjust policy pricing for.
